The inventory is a detailed report documenting the condition of the property at the start of the tenancy. This includes the overall cleanliness and photographs to support the condition of each item in each room e.g. decoration, floor coverings, windows/doors
The check out is carried out after the tenants have vacated the property. Using the inventory report from the start of the tenancy, each room/area is assessed for any possible damage, cleaning issues or missing items
Interim inspections are carried out during the tenancy, usually at 3 or 6 month intervals, to ensure that the tenants are keeping the property in good order. Inspections allow a Landlord to inspect the condition of the property during the tenancy and this can highlight any issues that may require attention.
After the 6th April 2007, all Landlords must protect a Tenant’s deposit in a government approved Tenancy Deposit Scheme (TDP). An independent, fully detailed inventory is a vital tool to help minimise, or prevent, deposit disputes at the end of the tenancy.
